Introduction
to Cleaver Construction and the Dream Building Phases
Cleaver
Construction has built an array of buildings ranging
from residential homes to commercial buildings. Don has
built modern/contemporary homes, Victorian homes,
colonial homes, and other custom designed homes with
various features. As
indicated on our homepage, Cleaver Construction does all
phases of construction. The majority of the homes that
Cleaver Construction builds are waterfront homes which
are either along the ocean or along a bay.
This is a
guide for new and prospective clients of Cleaver
Construction to review how the construction, addition,
or renovation of their new home or commercial building can be performed through
Cleaver Construction through a process which our clients
have noted is actually “fun.” The photos beside each
caption can be clicked on to view them enlarged and to
view additional photos of those homes which we have
built.
The construction process is
separated into three phases: the Free Consultation
Phase, the Dream Building Phase and the “Wow” Factor
Phase. Upon first meeting with Don, Don keeps in mind his
ultimate goal when working with clients. Don wants his
clients to experience the "Wow" factor when they first see their completed
home and state the famous word, “Wow.”

Being that
our website provides a very large amount
of information about Don and Cleaver
Construction, it is very easy to get to
know about the capabilities of Don and
Cleaver Construction in its entirety.
All construction projects start off with
a consultation with Don at a location of
your choice to discuss how
he can make your dream home or
commercial building a reality.

Don will bring you to any
home or commercial building he has built
for you to view. |
|
Don
will help you pick various designs and
colors for the floors, walls, roofing,
siding, tile, cabinets, carpentry, and
aspects of your homes. He has a variety
of photos and samples for our clients to
look through at their leisure. Don will
work with you during the entire
selection process, and he will even
arrange for an interior decorator to
work with our clients as well. It is
very important that selections are made
early to allow enough time for materials
to arrive which could delay
construction. |

Don
has a visionary way of seeing what our
clients like so he can create the new
home they dream of. Don often asks our
clients if he can see the home they are
living in so he can see what they like
and don’t like about their current home
all to enable Don to understand how to
build your future home to meet your
individual needs. |
|
If
Don’s clients are looking to perform a
renovation or addition to their home or
building, Don will create
a 3D Computer Animated Design (CAD) of
their future home to give our clients an
idea of what the
changes will look like. |
|
Don
will then join you to meet with an
architect so a design of your new home
can be completed. |
|
Once
a design is generated, Don will generate
a proposal for how much it will cost to
build your home. Once the proposal is
reviewed and accepted, a contract will
be generated which, among other things,
will mention concrete start and end
dates for your construction project.
Finally, your construction will begin. |

Don
will first create a Cleaver Construction
account for our clients. This account
allows our clients to login to our
website and view the progress of their
construction project from anywhere in
the world. Don uploads photos of the
ongoing construction project to a
private account for our client's to
view periodically. The homeowner will
also be automatically emailed after
photos are uploaded. |
|
If
you are demolishing a preexisting home,
Don will perform the necessary tasks to
have your home demolished. Upon ensuring
that water, sewer, gas, phone, and cable
are disconnected from the home, Don will
obtain a demolition permit. Demolishment
of your preexisting home will take about
one week to complete. Upon demolition
completion, the filling and compacting
of the property will be performed to
bring it back to its original grade.
Excavations will then begin to prepare
for the foundation of your new home. |

The
foundation will begin to be built with
the laying of a foundation using
concrete blocks which are often
mistakenly called cinder blocks. Upon
the foundation being laid out, the walls
are smoothed out using concrete through
a process called “purging.” The
foundation is then applied with tar to
prevent any moisture from entering the
foundation of the home. |

The
newly created foundation is then
surrounded by dirt through a process
called “backfilling.” The property is
also graded to prevent water from
flowing towards the foundation of the
home. |
|
The
house is then framed to meet design
specifications. |
|
The
roof you previously selected with Don is
then installed on the new home. A few
types of commonly used roofs are cedar
shake, strip shingles and slate. |
|
Windows and exterior doors are then
installed in the newly built home. |
|
A
house wrap is then applied to the
building to prevent moisture from
entering the home through its wood
walls. |
|
At
the same time of the house being
wrapped, the heating, ventilation, and
air conditioning (HVAC) are installed in
the home. |
|
The
pipe aspect of plumbing is installed in
your newly built home. |
|
Electrical wiring is then installed in
your new home. |
|
Siding is placed along the exterior of
your new home. |
|
Insulation is installed in your new
home. |
|
Sheet
rock is installed in your new home. |
|
Interior trim and doors are installed in
your home. Don notes that performing
detailed trim work is his favorite part
of the building process. Browse through

The
various rooms of the house are then
painted the colors you have selected. |
|
Kitchen cabinets and vanities are
installed. |
|
The
remaining heating, ventilation, and air
conditioning equipment is installed such
as thermostats, grills, filters, and
outdoor condensers. |
|
With
the pipes in the home already installed,
toilets and sinks are then installed. |
|
All
parts of the house requiring tiling are
tiled. This most often is done in
bathrooms. |
|
Electrical fixtures are now installed
which includes switches, plugs,
electrical fixtures, and fans. |
|
Hard
wood floors and carpets are installed. |
|
The
dream building phase finally wraps up
with one final phase – pretile. In the
pretile phase, Cleaver Construction will
perform minor things that may need to be
performed before the completion of the
home. Among other things, this process
includes setting up appliances,
installing screens, installing door
knobs, and touching up the walls. |

The final
inspection is then performed by the town
to ensure that the house follows proper
safety and fire codes. This inspection
normally takes about one hour. |
